Housing estate in Plewiska
A multi-phase development of apartment buildings in precast concrete at Plewiska near Poznań. A repeating flat layout made it possible to optimise the moulds and produce the units in series. Successive buildings entered the site on a weekly cycle.
On a multi-phase investment the most expensive item is not the building itself but the time between buildings. In traditional construction the phases queue up one behind another, because the same crew and the same plant move from building to building, and each of them has to go through a full cycle: walls, floors, curing, and only then the next storey. The developer pays for time in which something is formally happening on site while no progress is visible.

Scope of work
Precast separates those two processes. Production of units for the next phase ran here in parallel with the foundation work for that phase — the factory was working on building number three while number two was being erected on site. When the foundations were ready, the units were waiting, not the other way round.
A repeating flat layout brings a second effect, one that only shows up across a series. The same mould serves every building, so the cost of preparing it is spread over dozens of units instead of a handful, and each successive casting is identical to the last. The erection crew repeats the same sequence of movements on every building and knows it by heart after the first phase — hence the weekly cycle, which cannot be held on a one-off build.
Finishing and services work was carried out by the main contractor.
Scope of work: precast concrete loadbearing walls, precast floor slabs and precast concrete stairs, transport and erection on site.
