For designers the limits of the element, before you draw the grid

Precast does not change structural analysis — it splits the building into elements that must fit the mould, the trailer and the hook. Three numbers decide how the volume is divided: limiting dimension, weight and transport width.

We do not require a model — you receive one

For a quote, dimensioned plans, sections and elevations in PDF or DWG are enough. The model is built here in Tekla Structures, on every order, and the client receives from it an IFC file in LOD 400, layout plans, formwork and reinforcement drawings and steel schedules. If you work in BIM and hand over an IFC, you shorten our work and reduce the risk of error when transferring geometry — but it is not a condition.

Transport

The trailer is part of the design

A standard load carries elements up to 8.5 metres long and 2.40 metres wide, with a load of up to 21 tonnes. An element larger than the mould or heavier than the load is not impossible — it is an abnormal load with its own permit and its own price. It is worth testing the element split against these limits at concept stage rather than in detailed design.

On site, access is what counts: a paved road at least 4.5 metres wide and room for the crane. We erect straight off the trailer, so no storage area is needed — but the site has to be driveable. The conditions and lead times are collected in the delivery standard.

Quality

Tolerances, fire and acoustics

Dimensional deviations are assessed against EN 13369, EN 13670 and ISO 7976; the permissible values are published, so acceptance rests on the same table on both sides. A junction detail can then be designed for real rather than hoped-for accuracy.

Layered walls reach fire resistance of R60–R240 and EI30–EI60 and airborne sound insulation Rw of up to 50 dB; a 210 mm wall was measured at 54 dB. REI classes for individual thicknesses are given in the tables on the wall pages, and harmonised standards and factory production control certificate numbers on the Compliance and certificates page.

Do I have to design in BIM to work with Formee?
No. For a quote, dimensioned plans, sections and elevations in PDF or DWG are enough. Modelling is done here in Tekla Structures — on every order — and that model produces the shop drawings, reinforcement schedules, erection plans and the IFC file for the client. An IFC model from the designer shortens our work but is not a condition of working together.
How large can a single element be?
Walls up to 3.85 × 9.00 metres, filigree slabs up to 2.50 metres wide and under 12 metres long, solid floor slabs up to 2.40 metres wide, balconies up to 3.0 × 9.0 metres. The upper limit is set not only by the mould but by transport: a standard load carries elements up to 8.5 metres with a load of up to 21 tonnes.
When does the design have to be frozen?
When the shop documentation is approved, before production starts. It is the only date that splits changes into free and costly — before it we correct the geometry without consequence, even for a large change. After it, every correction touches elements already in the production plan.
What do the designer and the client get from our model?
An IFC file in LOD 400, layout plans with element positions, formwork and reinforcement drawings for each element, steel schedules, erection plans and the erection manual. At handover, declarations of performance for the delivered batch and factory production control certificates are added.
