Delivery standard the terms you know before the contract, not from it

Precast requires decisions to be closed earlier than traditional construction does. That is not rigidity; it is the price of a date that holds. Below is everything we settle along the way — with numbers.

The element arrives on site finished — with openings for services, cast-in parts and the final surface. For that to work, the geometry has to be settled before production starts and the site ready before the first truck arrives. We set these conditions out here, before the quote, so that nobody discovers them mid-build.

What we need — and what you do not have to have

For a quote we need dimensioned plans, sections and elevations in PDF or DWG, plus the location of the site. We do not require a BIM model. If the designer works in BIM and hands over an IFC, it shortens our work and reduces the risk of error when transferring geometry — but it is not a condition.

Before execution starts we need the complete design documentation and the required permits. We do not check it for completeness and are not liable for the consequences of its defects — a hard sentence until it stands next to the production date, which is realistic rather than wishful precisely because responsibility is divided this way.

A quote usually takes about a week from complete documentation.

Design freeze

One date, after which a change costs

You review and approve the shop documentation before production starts. That is the freeze — and the only date in the whole process that splits changes into free and costly. Before it we correct the geometry without consequence, even when the change is large.

After it, the element is in the production plan. We report any discrepancy immediately, together with a proposed new date and price; until it is agreed in writing, execution may be suspended. Financial consequences are settled under the annex to the contract rather than an ad-hoc estimate — both sides know in advance what counts.

Site

What has to be ready before the first truck arrives

We plan the delivery seven days before transport, so the date is no surprise. You need a paved access road at least 4.5 metres wide and room for the crane to work. A standard load is a platform with elements up to 8.5 metres long, 2.40 metres wide and up to 21 tonnes; 20 to 50 of them leave the plant each day.

Unloading should be finished within two hours of the vehicle entering the site, and the delivery note is signed before unloading. The limit is not a logistics whim: we install straight off the trailer, so elements do not occupy the site as stock, and the next truck comes in once the previous one is out.

Erection

Whosever hands — our coordinator

Erection is carried out by a Formee crew or — depending on the availability of our teams — by an outside crew. In the second case our coordinator always oversees the work: delivery sequence, crane schedule and compliance with the erection documents stay with us.

Production runs under a roof, so the schedule does not depend on the weather, and we erect in winter as well. If dates move for reasons on the client's side — changed delivery dates, crew and crane standing idle — costs are settled under the same annex to the contract as changes to the documentation.

Handover

Tolerances and the full set of documents

Dimensional deviations are assessed against EN 13369, EN 13670 and ISO 7976. The permissible values are published, so acceptance rests on the same table on both sides.

Handover includes declarations of performance for the delivered batch, factory production control certificates, shop drawings, erection plans and the erection manual. Standards, certificate numbers and validity dates are collected on the Compliance and certificates page.

Do I need a BIM design to order precast?
No. For a quote, dimensioned plans, sections and elevations in PDF or DWG are enough. The model is built here in Tekla Structures — and you are the one who receives it: an IFC file in LOD 400, layout plans, formwork and reinforcement drawings and steel schedules. If your designer works in BIM and hands over an IFC, it shortens our work and reduces the risk of error when transferring geometry, but it is not a condition of working together.
When is the design frozen and what happens to changes after that?
The design is frozen when the shop documentation is approved — you check and accept it before production starts. Up to that point changes cost nothing. After it, every change touches elements already in the production plan: we report the discrepancy together with a proposed new date and price, and until it is agreed in writing, execution may be suspended. How long does production take, and do you have to wait for it before erection?
For an apartment building the median is 14 weeks from the first to the last element in the production plan; a single-family house usually fits into one to three weeks. Production runs in parallel with erection: the first deliveries leave before the last slab is cast, so production time is not waiting time.
What do I get at handover?
